Bringing Together Sustainability and Quality of Life at Brightview Joy's Farm

Brightview Joy's Farm

With its Welcome Center already open and construction underway, Brightview Joy’s Farm is preparing to welcome residents to this new senior living community in Paramus, New Jersey, in April 2027. The community will feature 170 apartment homes, offering Independent Living, Assisted Living, Gallery Assisted Living, and Memory Care, along with resort-style amenities designed to support connection, activity, and well-being.

As Brightview Joy’s Farm takes shape, thoughtful design choices are helping bring together environmental responsibility and quality of life. Guided by Brightview’s green building design standards, the community incorporates strategies that conserve resources, connect residents with nature, and create comfortable indoor and outdoor spaces.

Room to Breathe, Space to Connect

Nature will play an important role in the Joy’s Farm experience. More than half of the property - 51% of the total site - is dedicated to open space, exceeding zoning requirements and preserving areas for residents to enjoy while supporting the surrounding natural environment.

A 0.35-mile walking path around the property will encourage residents and associates to incorporate physical activity into their daily routines. The path offers an opportunity to get outside, enjoy the changing seasons, and experience the landscape at a comfortable pace.

The landscape design also emphasizes native plants and water-wise choices. Approximately 50% of the selected plants are native species, increasing to 90% in designated restoration areas. Drought-resistant grasses will be used in lawn areas, while wildflower meadows within stormwater retention basins will create a more natural setting and reduce the need for intensive landscaping. Together, these strategies are designed to support local ecosystems while reducing outdoor water demand.

Dedicated garden areas will offer residents an opportunity to connect with nature, enjoy time outdoors, and participate in gardening activities as part of community life.

Conserving Water

Water conservation is another important part of the community’s design. By selecting native and adapted plants suited to local conditions, the landscape is projected to reduce potable water used for irrigation by approximately 73% compared with a conventional landscape baseline.

Inside the building, low-flow plumbing fixtures are expected to reduce water consumption by approximately 20%. These measures help conserve a valuable resource while supporting the everyday needs of residents.

Thoughtful Design for Everyday Comfort

Most regularly occupied spaces are designed to provide access to natural daylight and outdoor views, helping residents maintain a connection to the outdoors throughout the day.

Interior finish materials, including flooring, paints, sealants, and other products, are selected to be low-emitting, helping limit indoor air pollutants and support air quality. Residents will also have individual controls for temperature and lighting, allowing them to personalize living spaces to their preferences.

Energy efficiency is built into everyday operations as well. Many appliances throughout the community are expected to be ENERGY STAR® certified. These appliances typically use 15% to 50% less energy than standard models, helping reduce energy consumption without sacrificing convenience or comfort.

Generating Clean Energy On Site

Joy’s Farm is also planning to feature a rooftop solar array, currently designed as an approximately 176-kilowatt system with 300 solar modules. Based on current estimates, the array is expected to generate approximately 200,000 kilowatt-hours of electricity in its first year of operation.  By producing electricity on- site, the solar installation will help reduce reliance on the utility grid and bring renewable energy directly to the community.

The community will also feature electric vehicle (EV) charging stations for residents and visitors, supporting alternative transportation options that can reduce reliance on fossil fuels and help lower transportation-related emissions.

Making Sustainability Part of Community Life

Sustainability at Joy’s Farm will extend beyond the building and landscape. Dedicated recycling collection areas will encourage residents and associates to divert recyclable materials from landfills, while a smoke- and vape-free environment will support Brightview’s focus on resident and associate well-being.

Sustainability will also be part of everyday community life through a designated Sustainability Champion, an existing team member who takes on an additional role to promote sustainable practices, educate residents, and coordinate activities in collaboration with the Vibrant Living Directors. The Champion will also serve as a liaison to Brightview’s company-wide Sustainability Committee, helping connect community-level initiatives with broader sustainability efforts.

By making sustainability visible and accessible, Joy’s Farm can help residents connect everyday choices with broader environmental goals - whether through recycling, participating in educational activities, or simply enjoying time outdoors.
