Opening in summer 2026, Brightview Northfax is Brightview’s newest senior living community in Northern Virginia. Designed to support vibrant, engaging lifestyles at every stage, the community of 200 Independent Living, Assisted Living, and Dementia Care apartments blends thoughtful amenities with a strong commitment to sustainability and wellness.
Brightview Northfax reflects Brightview’s ongoing focus on creating environments that are not only comfortable and connected, but also environmentally responsible. Developed in alignment with Brightview’s green building standards, the community integrates sustainable strategies that enhance daily life for residents while reducing environmental impact.

A Community Connected to Nature
One of Brightview Northfax’s most defining features is its strong connection to the outdoors. An impressive 62% of the site is dedicated to open space, well above typical development expectations, creating a setting that feels both expansive and welcoming.
At the heart of this design is a quarter-mile walking path that loops around the building, linking two landscaped courtyards. Encouraging residents and associates to incorporate movement into their daily routines is just one component of Brightview’s SPICE (Spiritual, Physical, Intellectual, Cultural, Emotional) wellness model. Lined with native plantings that attract birds and butterflies, the experience is designed to be both physically energizing and mentally calming.
Inside, the connection to nature continues. Most shared spaces and apartments offer access to natural daylight and outdoor views, helping to support mood, comfort, and overall well-being.
Smart Site Design with Environmental Impact in Mind
Brightview Northfax’s design also addresses the building's environmental footprint. The roof design includes both vegetated areas and reflective roofing materials, helping to reduce the urban heat island effect – a common challenge in developed areas.
The landscape strategy prioritizes native and adapted plants, reducing irrigation needs by an estimated 73%. This approach conserves potable water while supporting local ecosystems.
Energy Efficiency Built In
Many appliances throughout the community are ENERGY STAR® certified, using 15% to 50% less energy than standard models. Residents also benefit from individual climate controls in their apartments, allowing for both comfort and efficiency.
On-site clean energy is another key focus. The community will feature a 234-kW rooftop solar array with almost 400 panels, expected to generate 300,000 kWh of electricity in its first year. This is comparable to the impact of planting hundreds of acres of trees and allowing them to grow each year.
To support more sustainable transportation options, the community will also include two electric vehicle (EV) charging stations available for residents and visitors.
Healthier Indoor Environments
Sustainability at Brightview Northfax goes beyond energy and water; it’s also about creating healthier indoor spaces. Low-emitting materials are used throughout the building to support better indoor air quality, along with ventilation systems designed for comfort and fresh air. Together, these strategies support a more comfortable and health-conscious living environment for residents and associates alike.
Brightview Northfax is also proud to be a smoke-, tobacco-, and vape-free community, reinforcing its commitment to wellness at every level.

Reducing Waste and Conserving Resources
From construction through daily operations, reducing waste is a priority. Dedicated recycling collection and storage areas are provided throughout the community, making it easy for residents and staff to divert materials from landfills.
Water-saving fixtures, including low-flow faucets, toilets, and showerheads, are expected to reduce indoor water use by approximately 20% compared to typical residential usage.
